Canada Parcel Layer
The Canada Nationwide Parcel Dataset — what it covers, how its columns map onto the US schema, how to buy it, and how to query it from the API.
The Canada Nationwide Parcel Dataset holds more than 11 million parcels across all 13 provinces and territories, harmonized from 350+ provincial and municipal parcel fabrics into the same schema as the US layer. Anything you have built against the US data — a loader, a GIS project, an API client — reads the Canadian data unchanged.
It is sold on landrecords.ca. Accounts are shared between landrecords.us and landrecords.ca, and one API key works on both.
Coverage
Coverage by province and census division, with each region's parcel count, is on the coverage page at landrecords.ca. Every census division also has a 50-row sample in the Data Explorer.
What the Canadian layer carries differs from the US layer, because what each province publishes differs:
- Boundaries, area, and census geography are on every parcel.
- Parcel IDs (provincial PINs, PIDs, and assessment roll numbers) are on about 95% of parcels.
- Land-use descriptions are on about three in four parcels; civic addresses on about half.
- Assessed values, year built, and building area are published where the province or municipality releases its assessment roll.
- Owner names are rare. Most provinces keep assessment rolls anonymous, so ownership has to come from a land-registry search; the parcel ID is the key that search needs.
- US-only enrichments — FEMA flood zones, elevation, TIGER census tracts, PLSS, and the owner-type / LBCS / NAICS supplements — are empty in the Canadian layer.
How the columns map
The Canadian layer uses the US column names with Canadian meanings:

geoid = statefp || countyfp || cousubfp holds, exactly as it does for US FIPS codes. Province codes overlap US state FIPS codes (35 is both Ontario and New Mexico), so always keep track of which layer a row came from.
Buying the data

Prices are in US dollars. An annual license adds a year of quarterly updates. Provinces at or under 85% coverage are part of the nationwide dataset rather than sold on their own. Downloads come in the same formats as the US layer — see Bulk Downloads.
The web service
api.landrecords.ca and api.landrecords.us are the same service. The Canadian layer is pro:parcel_ca, alongside the US layer's pro:parcel_us:

A request that names a layer reads that layer on either hostname. A WFS or point request that names no layer reads the hostname's own country: Canadian parcels on api.landrecords.ca, US parcels on api.landrecords.us. The MCP server follows the hostname too: connect to https://api.landrecords.ca/mcp for Canadian parcels.
Plans that include Canada
Canadian requests count against a plan's Canadian quotas (PARCEL_DETAILS_CA, PARCEL_TILE_VECTOR_CA, PARCEL_TILE_RASTER_CA, mcp_ca), and a plan without them is refused Canadian data:
- Free Trial — 14 days, US and Canadian parcels.
- Pro Canada — $150 / month, Canadian parcels.
- Pro North America — $300 / month, US and Canadian parcels on one key.
- Pro — $200 / month, US parcels only.
